The Orana Town Centre is a proposed mixed-use local town centre to be delivered on a 3.5 hectare at the south-west Corner of Pattersons Road and Orana Boulevard. The future use of the Orana Town Centre site is set through State and local government planning controls included in the Cardinia Creek South Precinct Structure Plan and associated statutory planning controls.

The timing for the construction and opening of the Orana Town Centre will be mostly determined by the rate of population growth in the immediate catchment and the commercial viability of a supermarket anchor tenant.

Following a review of all options for the delivery of the proposed Orana Town Centre, Balcon Group has made the decision to sell the Orana Town Centre site via an on-market campaign commencing in March 2023. Balcon Group remains committed to the delivery of the Orana Town Centre as early as possible. To this end, Balcon Group aims to find a purchaser with extensive experience and capability in delivering mixed-use commercial projects of this type.

Balcon Group proposes to complete all necessary earthworks and civil works to provide a shovel-ready development site for the purchaser.

The proposed sale relates to the Orana Town Centre site only. Balcon Group will retain ownership and control the balance land which comprises the overall Orana community.
